The Mission

The aim of the project is to estimate the cost of operating and maintaining the Metropole building complex in Lausanne, taking into account the national FM standards for similar objects, and to analyze the FM services supplied by an external provider.
The total surface of the Metropole building complex is around 25,000 m2 allocated to different types of use: a shopping center, office space, public/private underground parking, and residential units.

Privera asked pom+ to analyze the Facility Management (FM) services for the operation and maintenance of the Metropole Lausanne building complex.

After obtaining the basic data concerning the building complex (plans, surface areas, contracts) and analyzing the service provider's working methods, pom+ defined the cost of operating and maintaining this object based on the Swiss standard in this field: the FM Monitor. pom+ then identified potential optimization measures and provided the client with a target cost according to Swiss real estate benchmarks.
