The Mission

Allianz Suisse Immobilien AG (Allianz) operates a dedicated property management for management of its investment properties. Most of the services are also rendered by the internal caretakers. However, the question arises of whether this model of rendering of services in management and building maintenance is at the state-of-the-art in terms of quality and costs.

Solution

The management model and building maintenance model are viewed with a certain interrelation but as separate issues. Both current models are initially reviewed by quantitative and qualitative analyses and measured on the market. In a second step, the current models are compared to the existing models on the market and potential models for Allianz are evaluated based on this. The best option is chosen based on specific criteria. A specific implementation plan incl. measures, costs for implementation and savings potential is defined for the best version thereafter.

pom+ conducts interviews with various key persons and a standard service catalogue for building maintenance to compile a quality-related analysis of the current models. The quantity-specific analysis in contrast is based on the current costs for management and building maintenance and determination of indicative indices. These indices are then measured against the data pool of pom+. Measures are specified and an implementation plan determined based on the results of the quantity and quality analysis. In the scope of the implementation plan, the costs and savings potentials, and as a result the gradual approach or undercutting of the benchmark are illustrated.
