The mission
The portfolio of UBS Fund Management AG is made up of six listed real estate funds and two investment foundations and comprises more than 900 properties. The subject of sustainability is assigned great importance within UBS already. The comprehensive portfolio is to be sustainably managed. The targets of resource protection, comfort increase and economic optimisations are traced in this.
Solution
In the scope of the project, a sustainability strategy and an implementation concept were developed. For the intended targets in the area of environment (reduction of the energy consumption, reduction of the CO2-emission, increase of the share of renewable energies), society (ensuring comfort and safety) and economy (cost reduction) can be implemented, an external sustainability specialist was charged with ensuring the required personnel resources for implementation support and to procure the required know-how.

The sustainability strategy forms an important and binding part of the strategic alignment as well as the operative day-to-day business.
pom+ took over the role of the external specialist department responsible for the implementation of various measures. Implementation of the sustainability strategy included the sustainability scorecard (Nachhaltigkeitsscorecard; NSC) derived from the partial targets and measuring values (KPIs), developed by pom+ and since administrated with the help of a project-specific IT application.
The implemented measures in the area of "environment" include, among others, a comprehensive program for optimising operations, as well as performance of many repair analyses incl. BIM-models. An energy controlling system was also built up across the entire portfolio. To sensitise the user/tenant, user information sheets on the subjects of heating, ventilation, saving power and water as well as reducing waste were developed and distributed to more than 30,000 tenants.
In the area of "society", user surveys on the subject of "comfort" and "safety" were developed and performed. Processes for phase-compatible inclusion of the stakeholders were developed and standards for accessibility for everyone and for a flexible building structure were developed.
The following examples can be named from the "business" area: Cost benchmarking to reduce the operating and owners' costs, optimisation of the life cycle costs and ensuring a sustainable site selection.
