Procure FM services professionally and put them out to tender in a standardised way
The selection of the right service providers and systems is essential for ensuring building operation. We support you in the tendering process for your FM mandates and CAFM systems and also accompany you during implementation after the contract has been signed.
- Definition of the FM scope of services and the tender variant

- Preparation of the evaluation matrix
- Execution of the tender including bid presentations and bid rounds
- Drawing up contracts
- Definition of KPIs and metrics
- Preparation of audit reports
- Tendering and implementation of CAFM systems
In accordance with your Make-or-Buy-Strategy you define in your operating concept which services you want to purchase externally. We support you in the tendering process for the defined services, regardless of whether you want to outsource the areas of activity such as reception, cleaning, service point and helpdesk or maintenance and support of building services individually or collectively.
In doing so, we rely on the process and performance model in facility management (ProLeMo) and draw up a list of contractors, specifications and an evaluation matrix. We sift through and evaluate the incoming offers, compare them with the reference values from our data pool and relieve you of all formalities and administrative project activities. We also ensure that no discussions about the scope of services are necessary after the contract has been signed.
In a final step, we take care of the onboarding of the selected service providers. In doing so, we ensure that a stringent implementation concept is drawn up, which defines the timing of the service onboarding as well as the interfaces and responsibilities during the implementation phase. In addition, we define the (digital) tools and controlling instruments, conduct surveys and, if desired, prepare audit reports. In this way, the management and control of the external service providers can be ensured both during the onboarding process as well as during regular operation, thus ensuring quality assurance in building operation.
With the machine-readable mapping of operationally relevant data, you save yourself time-consuming, manual processes when transferring the building documentation into the CAFM-Systems. We help you define the relevant data requirements for the CAFM system and outline the technical implementation of the BIM use cases. If required, we take over the tendering of CAFM systems for you, evaluate the functional and performance scope of the respective provider(s), recommend a suitable software and support you in the product introduction.
