Our Mission
Swiss Life REIM (Switzerland) AG (SL REIM CH) is responsible for the overall management of the directly (Swiss Life AG) and indirectly (Swissville) held real estate portfolio in Switzerland as well as for the asset management for real estate investment vehicles of third party clients (investment foundation, real estate funds). The assets under management of (SL REIM (CH) in Switzerland amount to over CHF 22.5 billion (end 2015). The management of SL REIM CH has decided to also formulate and implement a sustainability strategy as part of the strategy development 2017-2022.
Solution
The corporate strategy is to be developed via strategic options derived from an environment analysis and a corporate analysis. The sustainability strategy is to be formulated based on a materiality analysis, which aims at identifying the sustainability aspects relevant for SL REIM CH.
Services of pom+Consulting AG
In a first step, pom+ developed the strategy 2017 - 2022 of SL REIM CH in cooperation with the client. For this purpose, a comprehensive environment and company analysis was conducted, vision / mission and core values were elaborated, strategic options were identified and evaluated and a balanced scorecard was elaborated. The corporate strategy was used as the basis for the explicit sustainability strategy, which was developed in the subsequent phase. Following an initial workshop to introduce sustainable real estate management, documented framework conditions such as normative and strategic principles for sustainability in the Group were collected and reviewed. Following a consolidated materiality analysis, overarching sustainability principles and topic-specific goals were defined. After the development of a strategy paper, i.e. formulation of the strategic sustainability principles and objectives for the existing or future portfolio, the operationalization phase was triggered. Here, concrete proposals of operational goals (measures and/or indicators and target values), packages of measures as well as a schedule were defined.
