Initial situation
In the former industrial quarter of the Sulzer site, in the immediate vicinity of Winterthur's main railway station, a 2000-watt site is being developed with residential, work and commercial areas as well as generous outdoor spaces. The locomotives from the former SLM production halls are the namesakes for the buildings on the site.
Approach
The project "Elefant" includes an innovative office building, which is rented by the insurance company SWICA. The wooden construction, which will be integrated into the existing buildings, creates modern, light-flooded work spaces.
In the high-rise building "Tender", 39 condominiums are being built on ten floors, as well as commercial space on the first floor.
Services of pom+Consulting AG
pom+ was commissioned as the client's representative for the realization phase. The mandate includes cost, schedule and quality control, the materialization of interior fittings for the unsold units in the high-rise building "Tender" as well as the interface coordination tenant / basic fittings in the project "Elefant".
Challenges
- Building on a listed building
- Certification as a 2000-watt site
- High deadline pressure due to concluded lease contracts
- High cost discipline (yield properties)
