Initial situation
Terresta Immobilien- und Verwaltungs AG is a subsidiary of the non-profit Foundation for Art, Culture and History (SKKG). In the context of considerable development and professionalisation, the organisation has been expanded in recent years into a high-performance real estate company that covers virtually the entire value chain.
pom+ was commissioned by the Board of Directors to review the organisational effectiveness and efficiency with the aim of ensuring a future-oriented alignment of strategic and organisational measures. For this purpose, the peculiarities of the real estate portfolio were to be taken into account in particular. At the time of the analysis, it comprised 280 existing properties - including three castles - as well as around 50 agricultural and undeveloped properties each.
Procedure
In a first phase, qualitative interviews were conducted with the relevant key persons of the organisation in order to identify both strengths and potential for improvement per area. In coordination with the results of the qualitative analysis and in combination with the basic documents, the resource calculation tool pom+quanto was consequently used.
Using a benchmarking procedure of organisations with similar areas of responsibility and taking into account organisational excellence, the required human resources for Terresta were determined. Finally, a final report consisting of a qualitative and quantitative analysis was prepared and recommendations for action were presented.
